Renting an apartment in the Netherlands
The Dutch rental market moves fast, especially in Amsterdam, Utrecht and Rotterdam. Knowing the process and a little of the vocabulary in advance makes a real difference.
Free sector vs social housing
"Vrije sector" (free sector) housing has no rent cap and is the most realistic option for most newcomers, since social housing ("sociale huur") usually requires years on a waiting list. Expect to compete with many other applicants for any well-priced free sector listing.
Documents landlords usually ask for
- Proof of income, usually 3 to 4 times the monthly rent (payslips or an employment contract).
- A copy of your passport or ID and, where relevant, your residence permit.
- A reference from a previous landlord or employer, especially useful if you are new to the country.
Rental vocabulary worth knowing
